The Urban Planning Management of Palma has opened the file to declare the property at number 288 Joan Miró Avenue in ruins, evacuated and sealed since October 2025. The building, constructed in 1950, shows structural deterioration and its future depends on the allegations in the next 30 days.

A building without residences, but with commercial premises
The property, built in 1950, houses five commercial premises on the ground floor, while the upper floors were rented together as a single establishment. The file does not affect residences, Urban Planning has confirmed.
Structural problems came to light in October 2025 when a tenant of one of the premises alerted the Palma Fire Department after discovering a crack in a beam. Urban Planning technicians and Local Police agents arrived at the scene.
Preventive measures and shoring
The first inspection concluded that the damage could compromise the stability of the building. As a preventive measure, the City Council ordered the evacuation and sealing of the businesses, prohibiting the use of all premises. The firefighters initially shored up the premises where the crack appeared to support the flooring.
Subsequently, Urban Planning ordered to shore up all the floors and to prepare a complete report on the structural stability of the property. The technical certificate accompanying the ruin application confirms that the building shows "structural deterioration" and meets the conditions set out in urban regulations.
The future of the property in the hands of the owner
The final resolution of the file must specify the extent of the damages and the actions that the owner will have to undertake. Urban Planning maintains that the opening of the file continues "the measures taken to protect both people and the property itself."
Among the affected spaces was also the uncovered terrace of a well-known nightclub with access from Camí de Cala Major. The establishments have remained closed since the sealing in October.
Local residents and customers of the affected commercial premises will have to wait for the file to be resolved. The City Council reminds that the owner is ultimately responsible for the actions arising from the ruin declaration.
